Our kitchens have become the heart of our homes. Most homeowners take pride in their kitchens and want it to look the best and up to date. A remodeled kitchen is also high on most buyer's want list and can make your home significantly more marketable and valuable.

Here are some of the new trends and designs that 2014 provided us kitchen lovers:

1) Improved Kitchen Functionality

From contour counter-tops that allow users to move around smoothly and utilize more of the area, to the new ways that cabinet doors and drawers function to allow more for storage and compartmentalization in smaller spaces, hardware manufacturers and kitchen designers are constantly innovating and re-thinking not only the way our kitchens look, but the way they function as well.

2) Outdoor Kitchens

While not exactly a new trend, outdoor kitchens made a huge splash in 2014 for those lucky enough to enjoy the climate that permits them. This glamorous addition adds some spunk to your backyard and is a wonderful showpiece. For those in colder, wetter climates, a sliding glass screen would do wonders in preserving the quality of the kitchen and allowing use all-year round.

3) Open Shelving

Traditionally, it wasn't normal to consider your kitchen appliances and accessories as part of the kitchen decor because they were hidden away behind cabinet doors. In today's world, many homeowners are finding more and more things to incorporate into the look and feel of their space, and utilizing your kitchen accessories to tell a story is a great idea. Open shelving allows the homeowner to be more creative with the look of their kitchen space, and its become a new focus for designers.

From hands-free faucets and sensor-activated lights that illuminate your kitchen only when it's in use to automated pop-up shelves and various kitchen utensils that can send signals to your smartphone when dinner is done cooking, manufacturers took a huge step towards integrating technology into our kitchens in 2014. Transform your kitchen into the kitchen of the future and enjoy the automation that comes along with it.

5) The "Gray Area"

Gray is the new white. White cabinets have traditionally been the most popular choice, but gray made a huge splash in 2014 as homeowners look to modernize their kitchens with new looks and colors. The leading manufacturers in the industry predict that gray will eventually take over white in most modern kitchens, while finding a nice combination of different colors to infuse into the kitchen could make for a very trendy look.

6) Electronics in the Kitchen

More and more electronics are being incorporated in the kitchen. From flat-screen TVs to docking and charging stations, our kitchens are now becoming multi-functional entertainment centers that give us even more of an excuse to spend more time in the favorite quarter of our home.

1.  HALLOWEEN SAFETY
In order to assist the Los Angeles community in enjoying this fun-filled holiday as safely as possible, the Los Angeles Police Department has compiled a list of Halloween safety tips for children and their parents.
In addition, HWPOA has contacted the LAPD as well as ACS and ADT security companies, and we have requested additional patrols on Halloween evening, particularly around Holmby Park and Warner Ave. School.

2.  DAYLIGHT SAVINGS
Don’t forget to set your clocks back one hour before you go to bed Saturday night, November 1st. Daylight savings ends this Sunday, November 2nd! It’s time to “fall back” – set your clocks back one hour and get an extra hour’s sleep — at 2 am on Sunday!
It is also a good time to replace the batteries in your smoke alarms  and carbon monoxide alarms.
3.  MOVIE PREMIERE – STREET CLOSURES ON NOV. 3
Universal Pictures will be holding the premiere of “Dumb and Dumber To”, at 7:30 PM on Monday, November 3, 2014 at the Regency Village Theater, located at 961 Broxton Ave.
Portions of Broxton Ave. and Weyburn Ave., including street, curb lane and sidewalks will be closed to pedestrian and street traffic on the day of the event.

4.  THEFT ALERT
A resident reported that they had a Halloween decoration stolen off their front porch the night of October 28th. It was a large 6 ft tall skeleton. It happened between the hours of 11:30 and 5:00 am on the 1000 block of Selby Avenue.

Little Holmby HPOZ Moving Forward

Little Holmby Becomes a HPOZ 

The proposed Historic Preservation Overlay Zone (HPOZ) is moving forward. The City of LA Planning Department has added 4 new planners designated to working on HPOZ's due to popular demand in many communities requesting the HPOZ designation.

According to Susan Reuben of the HWPOA, "This designation will prevent mansionization, maintain the property values in the communities, and retain the character of the neighborhoods by ensuring that new construction does not adversely affect the existing homes."

The following information is taken directly from the Office of Historic Resources Website.

"What is an HPOZ and how does it work?
A Historic Preservation Overlay Zone, or HPOZ, is an area of the city which is designated as containing structures, landscaping, natural features or sites having historic, architectural, cultural or aesthetic significance. To receive such designation, areas must be adopted as an HPOZ by the City Planning Commission and the City Council through a zone change procedure that includes notification of all affected and nearby property owners and public hearings. Once designated, areas have an HPOZ overlay added to their zoning, and are subject to special regulations under Section 12.20.3 of the Los Angeles Municipal Code. Each HPOZ area has a five member HPOZ Board to review and make recommendations on projects and promote historic preservation within the designated area. Most types of exterior changes or improvements to properties in an HPOZ area require written approval from the Planning Department.
What are the possible advantages of living in an HPOZ?
  • Control over inappropriate alterations: HPOZs offer one of the most effective tools to protect the unique historic exterior architectural character of neighborhoods. The HPOZ process ensures that proposals for exterior alterations, additions, and new construction in historic neighborhoods receive appropriate review and scrutiny. Designation as an HPOZ helps to ensure that the most distinctive, historic, and charming qualities of the neighborhood will be preserved.
  • Increase in property values: Numerous studies nationally have found that homes within historic districts such as HPOZs tend to appreciate in value at a higher rate than similar homes outside designated historic districts. Many homebuyers specifically seek out homes in unique historic neighborhoods and welcome the assurance that the qualities which attracted them to the neighborhood are more likely to endure over time.
  • Eligibility for property tax reductions: Under the Mills Act program, owners of “contributing structures” (those structures that were built during the predominant period of development in the neighborhood and that have retained most of their historic architectural features) are eligible to enter into a contract with the City that can result in substantial property tax savings.
  • Preservation expertise: The HPOZ Board, in addition to its formal role in reviewing process, can often serve as an informal source of technical expertise and guidance. Board members often offer property owners excellent advice on cost-effective ways to remodel their properties to maintain and enhance their historic character, and may even suggest local contractors and craftspersons who have worked on similar rehabilitation projects.
  • Enhanced sense of community: The HPOZ approval process can often bring a neighborhood together around a common source of pride: a neighborhood’s history and architectural character. The designation itself can help create a sense of identity among neighborhood residents and greater awareness of the neighborhood throughout the city.
What are the possible disadvantages?
Property owners should be aware that properties located within an HPOZ are subject to additional review processes. A property owner may need to make a presentation to their local HPOZ Board. Most types of exterior changes or improvements must be approved by the Department of City Planning: minor modifications may be approved very quickly, but more significant changes may be under review for up to 75 days. Projects that would degrade the historic character of the building or the neighborhood may not be allowed.
An HPOZ is also not the right tool for every neighborhood. Sometimes, neighborhoods become interested in achieving HPOZ status largely to stop out-of-scale new development. An HPOZ should not be seen as an “anti-mansionization” tool: other zoning tools may better shape the scale and character of new construction. An HPOZ is best utilized when a neighborhood has a cohesive historic character and community members have reached a consensus that they wish to preserve those historic architectural features.
What is the adoption process for a new HPOZ?
The process typically begins informally, at a grass-roots level, with a local neighborhood group organizing community meetings to explain to residents how the HPOZ process works and to gauge possible interest in creating an HPOZ. Community members often ask their City Council members for assistance, and most HPOZs are formally initiated by the City Council through a motion by the Councilmember of the district. Under the HPOZ Ordinance, the Director of the Planning, the Cultural Heritage Commission, or the City Planning Commission may also initiate an HPOZ. An HPOZ may also be initiated through a formal application by owners or renters within the district; in these cases only, the ordinance requires that signatures of at least 75% of owners or lessees be obtained.
Before an HPOZ may move into the formal adoption process, an historic resources survey of the proposed district must be prepared. The survey details the historic and architectural significance of the neighborhood and identifies structures and features as either “contributing” or “non-contributing” to the district. A contributing structure is a building that was constructed during the predominant period of development in the neighborhood and that has retained most of its historic features. A non-contributing structure is one that was either constructed after the major period of the neighborhood’s development, or has been so significantly altered that it no longer conveys its historic character.
Once the historic resources survey is completed, it is reviewed by Department of City Planning staff for completeness and accuracy. The Department of City Planning also holds public workshops and hearings in the community before taking the HPOZ through the adoption process. An HPOZ becomes effective only after the completed Historic Resources Survey is certified by the Cultural Heritage Commission. Because the HPOZ includes changes to zoning within the proposed area, it must be adopted as an ordinance by the City Planning Commission and the full City Council, following full public hearings."

COMMUNITY ALERT
Protect your home from Residential Burglary. A common MO that has been occurring is suspects who typically knock or ring the doorbell to verify if the resident is home. When there is no answer, the suspects enter the side or rear of the residence and force entry by smashing the window or door glass to gain entry. Suspects are targeting the master bed and bath areas of the home and removing Jewelry and small electronics.
If you are home when someone knocks on the door or rings the doorbell, announce yourself to let them know that someone is home but do not open the door unless you verify who they are and you know the person at the door.
Another Burglary trend that has been occurring is construction thefts and break ins. Items of value being targeted are construction tools, equipment, appliances and building materials. If you observe after hours suspicious activity at a construction site or major remodel location, call 911 immediately!
Burglary Theft from Motor Vehicle:
Manning Ave/Lindbrook Dr. RD: 0828. Between 9/24/14 and 9/28/14, unknown suspect(s) smashed window of car parked on street and removed Laptop, sunglasses, GPS, and cell phone.
2.  FALLEN TREE AT DALEHURST/WYTON
Earlier this week, a large Aleppo Pine tree fell at the corner of Dalehurst and Wyton.  The Bureau of Street Services sent an emergency crew to remove the tree as quickly as possible.  Dalehurst residents have been concerned about these trees and our association had a meeting with residents and LA City Street Tree Division several years ago. The Allepo Pines have reached maturity. Residents will consider their options and the homeowner association will assist them once any decision has been made.
3.  WEST LAPD FUNDRAISER EVENT
Please join Sharon Stone, Jimmy Smits, Wanda DeJesus, Rod Martin, PACT, and many other supporters on Saturday, November 1, 2014, for West LA Night, at the historical Hyatt Regency Century Plaza Hotel. The purpose of the event is to raise awareness and funds for the West Los Angeles Community Police Station’s youth programs, and the police officers who “protect and serve” the Holmby Westwood residents each day.
PACT (Police and Community Together) is asking for your support of this event. We’ve proudly supported the West Los Angeles Community Police Station for over 43 years; however, we need your help as a sponsor and/or attendee.
The evening will feature static displays by various Los Angeles Police Department entities, such as SWAT, Bomb Squad, the K-9 Unit, as well as local West LA businesses. Expect one of a kind, silent and live auctions that will amuse and entertain you.

2.  PARKING DURING JEWISH HOLIDAYS
The Department of Transportation, Parking Enforcement and Traffic Control Division will relax enforcement of street cleaning, time limit and preferential parking restrictions during the upcoming Jewish holidays.

3.  MAIL THEFT FROM POSTAL MAILBOXES
Several mail thefts from the Barrington Post Office have been reported recently. Both thefts occurred when someone attempted to mail letters in a stand-alone USPS mailbox (one at the Post Office, one at a neighborhood corner mailbox).  The letter stuck to the back of the box, and when the resident reached in to grab the envelope, they discovered that EVERY SURFACE was sticky.  In another similar case, a neighbor mailed checks that were then stolen, and fraudulent checks were written against his checking account. It is now a federal case of mail and identity theft.

Postal Inspectors encourage the public to report mail theft on our website http://postalinspectors.uspis.govor by calling toll free 877-876-2455 or filing a report at their local post office.
Postal Inspectors advise the public to deposit mail in collection boxes before the last collection time so the mail will be collected by the Postal Service and safely on its way to its destination.

The Los Angeles Police Department recommends the following tips to help secure your home and harden the target.
• ALARMS: Ensure that security alarms are in good working order and set when not at home whether leaving for 10 minutes or 10 hours.
• ALARM RESPONSE: Consider a private patrol alarm response to enhance your current alarm and security system. In many cases private patrols are already contracted in many neighborhoods or associations.
• SURVEILLANCE CAMERAS: Web based surveillance camera systems will allow homeowners to view and monitor activity from any smartphone or computer which are motion sensor activated and will alert your device when there is activity. They also lend valuable information and clues to the investigation.
• MOTION SENSOR LIGHTING: Install motion sensor lighting around your home to illuminate normally dark areas around the home. This will also alert residents to outside activity around the home when motion lights are activated.
• GATES: Ensure that all gates and access points to the side or rear of the residence are locked and secured.
• DOOR AND WINDOW LOCKS: Ensure that all doors and windows are locked and secured with sturdy secured locks and that there are second locking mechanisms securing all doors and windows as a second line of defense.
• MAKE IT LOOK LIKE YOU’RE HOME…Even when you’re not.
• NEIGHBORHOOD WATCH: Monitor suspicious activities in your neighborhood and alert your neighbors. Should the activity escalate to a crime about to occur, crime in progress or crime that just occurred, CALL 911 IMMEDIATELY!
• SECURITY PATROLS: Consider after hours on site security at construction sites or major remodel projects. Many neighborhoods contract with private security patrols which monitor neighborhoods and can quickly respond to burglar alarm activations or reports of suspicious activity when they occur.

5.  SUSPICIOUS PERSON ON DALEHURST
A resident recently reported that she saw a man taking photos of a house under construction.    The resident spoke to the man who told her that he was taking pictures of the porta-potty, as it was a hobby of his.   The resident asked to see his drivers license, which she photographed along with his license plate.  This information was given to the WLAPD burglary detectives for processing.  We are alerting Holmby Westwood residents and ask you to read the LAPD tips listed above to help keep our neighborhood safe.
