Holiday Homes: Reasons why Listing in December can actually give you an advantage

It is a common perception that listing your home during the holidays will make it a much more difficult process compared to the summer months where historically, more movement in the Real Estate market happens. However, there are some distinct advantages to listing during the slow holiday season.

1) Low Supply, High Demand

Most agents advise their clients to wait until the New Year to ensure maximum exposure as potential buyers wrap up their holidays and begin to search again for their next home. Once the New Year arrives, they will push their clients' homes out into the market in full force.

However, as the market begins to become largely saturated at that time with the sudden influx of new listings, there will be less demand for each individual home as the supply takes a drastic increase. Therefore, by listing at a time when the market is slow and there is not much inventory during the holidays, scarcity can work in your favor by increasing the demand for your home, helping you get a better price for your property.

2) Buyer Commitment

The most serious and committed buyers search right through the holiday season. They are often motivated by a deadline or an unexpected change in their careers or housing situation. Therefore, a great time to find these motivated and committed buyers is in December, where their pressing needs do not take a holiday. If they take a liking to your home, they will be more likely to pay a higher price for it to ensure they can find a place to live as fast as they can, whereas a non-committed buyer may not be pressed for time and try to negotiate a lower price over a longer period.

Buyers will also have more time during the week to research areas, search for homes and view your property while they are off from work for the holidays. 

3) Emotions Could Drive a Sale

The holidays are a very joyous occasion. Many prospective home buyers have their perfect idea of a home in mind, and being able to experience the neighborhood and the home during the holidays will help them imagine their own family in that setting during the holiday season. With a few decorations and a warmer feel for the neighborhood, home buyers could feel a stronger emotional connection to the home, driving a sale.

4) Tax Advantages

Purchasing a home before the end of the year allows buyers to deduct property taxes, mortgage interest and loan points on their tax return. This could be a pressing point for a buyer who is keen to save money on their taxes. 

This also helps the sale move along quickly as these buyers will be eager to close on the sale before the New Year when they can no longer take advantage of these tax breaks, therefore reducing the amount of time spent negotiating and facilitating for an easier agreement.

5) If You're Travelling, Less Hassle

If you travel for the holidays, your agent can show your home without having to schedule times for your family to vacate. This can prove to be much easier for families who want the freedom to enjoy their home while the house is on the market. For those who stay home on the holidays, you can restrict your showings to specific times and dates around your schedule to ensure minimal interruptions for you and your family.

6) Sell High, Buy Low

Because demand is high during the holiday season, those who are able to sell their home are more likely to garner top dollar from the committed buyers. This can prove to be a big advantage when looking forward to the purchase of your next home. 

After the holiday season, when most homes are pushed out and inventory becomes abundant, you will have an advantage over other buyers who have not yet sold their home and would need to do so before purchasing any of the properties out on the market. By being one step ahead of the competition, you can qualify for the opportunity to be a non-contingent buyer, which will appeal to sellers and give you a chance to buy your next home at a lower price. Coupled with the fact that demand will lower with more inventory, having the ability to purchase a home without having to wait on the sale of your own home can provide huge savings, and ensure your family is able to gain an upper hand in the negotiation to ensure you don't lose out on your next dream home.


These are all things to keep in mind when considering whether to list your home during the holidays or wait until the New Year.  No matter the decision you make, ensure you are working with a top Realtor who can provide a strategic plan to get your home on the market and sold for the best price.

1.  FLOOD PREVENTION AND PREPAREDNESS
With our first rain of the season, the LAFD has provided a few safety reminders:
  • Ensure that all drains, gutters and downspouts are functioning properly. This is especially important for flat-roofed buildings.
  • Keep ground-level drains and drainage areas (ditches, swales, small channels) free of debris.
  • Contact your insurance agent to assure that your flood and storm coverage is adequate and in effect. Confirm the 24-hour contact, policy and claim numbers for your insurer(s). Place that information in your cell phone and a printed copy in the glove box of your car.
  • Review your Family Emergency Plan and prepare an Emergency Supply Kit that includes food, water, medications, flashlight, battery-powered radio, rain gear and first aid supplies.
  • Landscape slope areas with plants that are fire retardant and suitable for erosion control.
  • Keep sandbags, plywood, plastic sheeting, lumber, hand tools and other materials handy for addressing stormwater issues.
TIPS FOR PERSONAL SAFETY DURING A FLOOD:
  • Do not walk through flowing water. Drowning is the number-one cause of flood deaths, mostly during flash floods. Currents can be deceptive; six inches of moving water can knock you off your feet.
  • Do not drive through a flooded area. More people drown in their car than anywhere else. Do not drive around road barriers; the road or bridge may be washed out.
  • Stay away from power lines and electrical wires. A common flood killer is electrocution. Electrical currents can travel through water.
  • Report downed power lines in the City of Los Angeles to the Department of Water and Power (800-DIAL-DWP) or emergency officials.

1.  THANKSGIVING TRAVEL SAFETY TIPS
From the California Highway Patrol:
Thanksgiving is a Maximum Enforcement Period for the CHP. The Thanksgiving holiday reporting period begins Wednesday, November 26, at 6 p.m. and runs through Sunday, November 30, at 11:59 p.m. The Thanksgiving MEP also coincides with NHTSA’s annual “Click It or Ticket” campaign.

2.  COW SCULPTURE STOLEN ON LORING
We live on the 500 block of Loring Avenue and Friday morning, November 21st our beloved COW on our front lawn was stolen. We have the cow tied to a tree on a chain and someone cut the chain with bolt cutters. This has been a fixture on Loring for 15 years and Warner kids take pictures with the cow and so many children are upset about this cow. This was well planned because of the bolt cutters and the size of the cow requires more than one person and also requires a truck, it’s life size!

2.  LAPD CRIME REPORT
Protect your home from Residential Burglary. A common MO that has been occurring is suspects who typically knock or ring the doorbell to verify if the resident is home. When there is no answer, the suspects enter the side or rear of the residence and force entry by smashing the window or door glass to gain entry. Suspects are targeting the master bed and bath areas of the home and removing Jewelry and small electronics.
Another Burglary trend that has been occurring is construction thefts and break ins. Items of value being targeted are construction tools, equipment, appliances and building materials. If you observe after hours suspicious activity at a construction site or major remodel location, call 911 immediately!
Package Thefts: These continue to be trending throughout the area. Packages that are being delivered and left unattended in accessible areas such as front porches, condo or apartment lobbies are being stolen. The holidays are around the corner and this crime will only increase. Protect yourself and make arrangements to have any package deliveries to be made at secure locations or to be accepted at a place of business.
3.  WEST LA FOOD DRIVE
Please join the West LAPD in a collaborative effort to end hunger in our community.  Last year we collected 27,000 lbs of food which made a huge impact in the lives of many families.  This year we would like to DOUBLE that number and we need your help!
We ask that you hold your own food drive and bring the items you collect to our event on Sunday, November 23rd.

4.  BEVERLY GLEN REPAVING PROJECT
The Resurfacing Division has scheduled Phase II of resurfacing for Beverly Glen on Saturday November 15, 2014 and Sunday November 16, 2014. The 1.6 mile segment of resurfacing will be from Beverly Glen Place to Greendale Drive. The department will be profiling on Saturday the 15th and will repave the following day on Sunday the 16th, with an estimated 4100 tons of asphalt. The resurfacing crew will begin at 6:00am and will be done before 5:00pm on both days.
The department will only allow local traffic but no through trafficbetween Greendale Drive and Beverly Glen Place, as they will have many trucks and heavy equipment working within the narrow roadway. This is especially true on Sunday when they pave.
As always, any Emergency Response Vehicles will be given full access to their destination. With high expectations the department expects to complete this project within the two days.

7 Things 2014 Brought Kitchen Lovers

Our kitchens have become the heart of our homes. Most homeowners take pride in their kitchens and want it to look the best and up to date. A remodeled kitchen is also high on most buyer's want list and can make your home significantly more marketable and valuable.

While not exactly a new trend, outdoor kitchens made a huge splash in 2014 for those lucky enough to enjoy the climate that permits them. For those in colder, wetter climates, a sliding glass screen would do wonders in preserving the quality of the kitchen and allowing use all-year round.

3) Open Shelving

Traditionally, it wasn't normal to consider your kitchen appliances and accessories as part of the kitchen decor because they were hidden away behind cabinet doors. In today's world, many homeowners are finding more and more things to incorporate into the look and feel of their space, and utilizing your kitchen accessories to tell a story is a great idea. Open shelving allows the homeowner to be more creative with the look of their kitchen space, and its become a new focus for designers.

From hands-free faucets and sensor-activated lights that illuminate your kitchen only when it's in use to automated pop-up shelves and various kitchen utensils that can send signals to your smartphone when dinner is done cooking, manufacturers took a huge step towards integrating technology into our kitchens in 2014. Transform your kitchen into the kitchen of the future and enjoy the automation that comes along with it.

5) The "Gray Area"

Gray is the new white. White cabinets have traditionally been the most popular choice, but gray made a huge splash in 2014 as homeowners look to modernize their kitchens with new looks and colors. The leading manufacturers in the industry predict that gray will eventually take over white in most modern kitchens, while finding a nice combination of different colors to infuse into the kitchen could make for a very trendy look.

More and more electronics are being incorporated in the kitchen. From flat-screen TVs to docking and charging stations, our kitchens are now becoming multi-functional entertainment centers that give us even more of an excuse to spend more time in the favorite quarter of our home.

1.  HALLOWEEN SAFETY
In order to assist the Los Angeles community in enjoying this fun-filled holiday as safely as possible, the Los Angeles Police Department has compiled a list of Halloween safety tips for children and their parents.
In addition, HWPOA has contacted the LAPD as well as ACS and ADT security companies, and we have requested additional patrols on Halloween evening, particularly around Holmby Park and Warner Ave. School.

2.  DAYLIGHT SAVINGS
Don’t forget to set your clocks back one hour before you go to bed Saturday night, November 1st. Daylight savings ends this Sunday, November 2nd! It’s time to “fall back” – set your clocks back one hour and get an extra hour’s sleep — at 2 am on Sunday!
It is also a good time to replace the batteries in your smoke alarms  and carbon monoxide alarms.
3.  MOVIE PREMIERE – STREET CLOSURES ON NOV. 3
Universal Pictures will be holding the premiere of “Dumb and Dumber To”, at 7:30 PM on Monday, November 3, 2014 at the Regency Village Theater, located at 961 Broxton Ave.
Portions of Broxton Ave. and Weyburn Ave., including street, curb lane and sidewalks will be closed to pedestrian and street traffic on the day of the event.

4.  THEFT ALERT
A resident reported that they had a Halloween decoration stolen off their front porch the night of October 28th. It was a large 6 ft tall skeleton. It happened between the hours of 11:30 and 5:00 am on the 1000 block of Selby Avenue.

Little Holmby Becomes a HPOZ 

The proposed Historic Preservation Overlay Zone (HPOZ) is moving forward. The City of LA Planning Department has added 4 new planners designated to working on HPOZ's due to popular demand in many communities requesting the HPOZ designation.

According to Susan Reuben of the HWPOA, "This designation will prevent mansionization, maintain the property values in the communities, and retain the character of the neighborhoods by ensuring that new construction does not adversely affect the existing homes."

"What is an HPOZ and how does it work?
A Historic Preservation Overlay Zone, or HPOZ, is an area of the city which is designated as containing structures, landscaping, natural features or sites having historic, architectural, cultural or aesthetic significance. To receive such designation, areas must be adopted as an HPOZ by the City Planning Commission and the City Council through a zone change procedure that includes notification of all affected and nearby property owners and public hearings. Once designated, areas have an HPOZ overlay added to their zoning, and are subject to special regulations under Section 12.20.3 of the Los Angeles Municipal Code. Each HPOZ area has a five member HPOZ Board to review and make recommendations on projects and promote historic preservation within the designated area. Most types of exterior changes or improvements to properties in an HPOZ area require written approval from the Planning Department.
What are the possible advantages of living in an HPOZ?
  • Control over inappropriate alterations: HPOZs offer one of the most effective tools to protect the unique historic exterior architectural character of neighborhoods. The HPOZ process ensures that proposals for exterior alterations, additions, and new construction in historic neighborhoods receive appropriate review and scrutiny. Designation as an HPOZ helps to ensure that the most distinctive, historic, and charming qualities of the neighborhood will be preserved.
  • Increase in property values: Numerous studies nationally have found that homes within historic districts such as HPOZs tend to appreciate in value at a higher rate than similar homes outside designated historic districts. Many homebuyers specifically seek out homes in unique historic neighborhoods and welcome the assurance that the qualities which attracted them to the neighborhood are more likely to endure over time.
  • Eligibility for property tax reductions: Under the Mills Act program, owners of “contributing structures” (those structures that were built during the predominant period of development in the neighborhood and that have retained most of their historic architectural features) are eligible to enter into a contract with the City that can result in substantial property tax savings.
  • Preservation expertise: The HPOZ Board, in addition to its formal role in reviewing process, can often serve as an informal source of technical expertise and guidance. Board members often offer property owners excellent advice on cost-effective ways to remodel their properties to maintain and enhance their historic character, and may even suggest local contractors and craftspersons who have worked on similar rehabilitation projects.
  • Enhanced sense of community: The HPOZ approval process can often bring a neighborhood together around a common source of pride: a neighborhood’s history and architectural character. The designation itself can help create a sense of identity among neighborhood residents and greater awareness of the neighborhood throughout the city.
What are the possible disadvantages?
Property owners should be aware that properties located within an HPOZ are subject to additional review processes. A property owner may need to make a presentation to their local HPOZ Board. Most types of exterior changes or improvements must be approved by the Department of City Planning: minor modifications may be approved very quickly, but more significant changes may be under review for up to 75 days. Projects that would degrade the historic character of the building or the neighborhood may not be allowed.
An HPOZ is also not the right tool for every neighborhood. Sometimes, neighborhoods become interested in achieving HPOZ status largely to stop out-of-scale new development. An HPOZ should not be seen as an “anti-mansionization” tool: other zoning tools may better shape the scale and character of new construction. An HPOZ is best utilized when a neighborhood has a cohesive historic character and community members have reached a consensus that they wish to preserve those historic architectural features.
What is the adoption process for a new HPOZ?
The process typically begins informally, at a grass-roots level, with a local neighborhood group organizing community meetings to explain to residents how the HPOZ process works and to gauge possible interest in creating an HPOZ. Community members often ask their City Council members for assistance, and most HPOZs are formally initiated by the City Council through a motion by the Councilmember of the district. Under the HPOZ Ordinance, the Director of the Planning, the Cultural Heritage Commission, or the City Planning Commission may also initiate an HPOZ. An HPOZ may also be initiated through a formal application by owners or renters within the district; in these cases only, the ordinance requires that signatures of at least 75% of owners or lessees be obtained.
Before an HPOZ may move into the formal adoption process, an historic resources survey of the proposed district must be prepared. The survey details the historic and architectural significance of the neighborhood and identifies structures and features as either “contributing” or “non-contributing” to the district. A contributing structure is a building that was constructed during the predominant period of development in the neighborhood and that has retained most of its historic features. A non-contributing structure is one that was either constructed after the major period of the neighborhood’s development, or has been so significantly altered that it no longer conveys its historic character.
Once the historic resources survey is completed, it is reviewed by Department of City Planning staff for completeness and accuracy. The Department of City Planning also holds public workshops and hearings in the community before taking the HPOZ through the adoption process. An HPOZ becomes effective only after the completed Historic Resources Survey is certified by the Cultural Heritage Commission. Because the HPOZ includes changes to zoning within the proposed area, it must be adopted as an ordinance by the City Planning Commission and the full City Council, following full public hearings."
